How the process works:
Tell us where in Brighton you would like to live, when you wish to move in and how many of you will be sharing the house. We have houses with 3 to 9 bedrooms. Most have a living area plus kitchen and an outside space. We will show you personally chosen properties that we know should meet your requirements.
How to secure your home:
Once you’ve found your home you need to put down a reservation fee and pay an administration fee at which point we will take the house off the market. These fees are non-refundable should you change your mind about the property.
However when you sign the Tenancy Agreement the reservation fee will become part of your deposit and as such refundable at the end of the tenancy after any deductions for repairs/cleaning.
No hidden charges:
An administration fee of £125 + vat is the only fee you will be asked to pay during your stay. This includes the check-in, check-out, referencing and inventory so there are no hidden charges.
Within the next 2 weeks:
We will ask you to complete and return to the office:
- An Application form
- Direct Debit Mandate
- Guarantor Agreement
- Reference
You will also be given a blank Tenancy Agreement to read over.
Legal Bit:
We are unable to give out legal advice on any of the documents you will be signing. We therefore strongly recommend that you take independent advice to ensure that you fully understand the legality of the agreement you are entering into.
NOTE: If there are any forms or payments missing after 2 weeks, the house will go back on the market and you may lose your fees.
Signing the Tenancy:
Once all the forms have been returned and approved, we will arrange for all the tenants to come into the office to pay the balance of the deposit and to sign the Tenancy Agreement
Once the Tenancy Agreement has been signed, the house is yours.
Checking in:
We will contact you before the tenancy commences to confirm what day and time we will meet you at the house to check you all in.
Rent payments:
We will set your direct debit up for 12 payments. The 1st month’s rent will be collected from your account 1 month before the start of your tenancy. The remaining 11 payments will come out of your account one month after you move in.
